Loyton Estate has a vision to create a thriving year-round rural business that is both compatible and proportionate to the area.

This website looks at our plans for Loyton and explains the steps we are taking to ensure the estate has a long-term sustainable future.

BACKGROUND

Loyton Estate is located approximately one mile to the east
of the village of Morebath in the Mid Devon District. 

The Barnes family established Loyton as a dairy farm in the 1960s, and never shied away for exploring diversification opportunities to ensure the estate business remained viable and money could continue to be invested in the land.

The family continues to manage the estate to this day. It currently operates as a game bird shooting business, and has done since the1990s. The business caters for groups of guests who visit to take part in pheasant shoots which are conducted both on the estate and elsewhere. Overnight accommodation is provided for guests at Loyton Lodge.

To be true custodians of the land, the underlying business needs to generate revenue that can be reinvested in the local economy and the upkeep and protection of the environment, for the benefit of both people and nature. 

These plans represent the steps required to future proof Loyton, to ensure the family and team can continue working as responsible stewards of the countryside and as supporters of the rural economy through direct employment and the use of local suppliers. 

OUR PLANS

Wild Farm at Loyton will be an evolution of the existing 20-year shooting hospitality business; offering a high-end, modest boutique retreat that will help to protect and enhance the economy of the rural area in which it is set. 

The proposed diversification project will see the creation of 10 sectional safari tents within the natural landscape of the farm. Each will be set in a secluded setting, and all will be serviced by a centralised clubhouse and natural swimming pond.
